    It was dirty, the shower had bacteria all over it, there was thick dust everywhere, none of the plugs have been PAT tested, we were given an extremely dangerous iron to use, the prongs were taped on! We were on the basement level and the window did not open which was a major fire hazard, upon arriving back from the hotel we were cold in the room, it was freezing, I called to complain and was told the heating had been turned off due to the recent warm weather, which is completely unacceptable! We were then given a portable radiator that looked unsafe. I have requested a full refund and have not had any satisfaction.

    I didn't like anything. The manager in this hotel is unfriendly, it doesn't look like a hotel as soon as you go in. It looks like a badly run family house with very old carpets and furniture. Not impressed at all The doors are shut at 10pm, I arrived at 11pm and I had to knock heavily on the door in order to be let in.

    It was the worst hotel ever. There isn't any staff waiting for you if you get there after 10pm and you get charged if you arrive after the time aforementioned. The manager was really unfriendly, treated me with a cold face and harshly. Beware of the £10 hidden charge, not fair at all, I would not recommend this place if you're arriving to Edinburgh late at night and with your flat delayed. You'll spend about 30 minutes knocking on the hotel's door. It is not a proper hotel, it looks too old inside and they shouldn't be charging £40 per night for an old looking room were the tv doesn't even work.

    Warm welcome upon arrival with humorous staff.

    Apparently, the staff on turn is in charge of maintaining several hotels simultaneously. There is no contact number outside the hotel, making it difficult to reach them in e.g. a case of having left the keys in the room.

    The price was very good and the location was very good. We walked to a bus stop that took us right to the city centre. The breakfast was good also but wish they started serving breakfast earlier than 8:30 am.

    The beds were very uncomfortable. We stayed at a different place in Scotland and Northern Ireland over 10 days and the beds at this hotel were definately the worst out of all of them. The floors were very squeeky which didn't bother us until the people staying above us and next to us where walking around when trying to sleep.

    Very good. I looked for a low cost room and this was what I got. Good location for a short trip to Edinburgh. Room very clean and comfortable. Lovely view over Leith Links towards Carlton Hill

    Had to miss planned breakfast as I needed to leave for my training course before the brekfast time (8.30 - 9.30)

    As first good point, the staff at the hotel was very nice. They promptly solved problems like providing an electrical adapter for the Italian sockets, providing a scale to measure the weight of our bags and booking a taxi ride. The also gave us as much information about the city as they could. As second good point, the hotel is located near a park and it feels nice to go out the door and be greeted by a huge green lawn. It nicely goes along with the Scottish buildings' style, and gives to the suggestive area a sense of peace and security. As third point, they also had a small library, guests could borrow books from.

    As first point, the room had little furniture. It was a three person room and it had just one chair and no desk. The little space on the bedside tables was mostly taken by the TV and a welcoming tea set. The TV signals were weak and there was a lot of noise on the channels. Even if it was June, the heating was always on and it looked a waste since the window did not provide an effective heat insulator. As second point, the hotel is not that close to the city center. One needs to walk 25-35 minutes or take a bus.

    Best part of the hotel was when we left.

    Too basic. Bit smelly. Nice park opposite if you get the chance to visit it. Dont have the cooked breakfast as they charge £5 when you can have cereals, toast, juice, fruit and yoghurt for free. Glad we only stayed one night. If you need to book a taxi just try to wave one down as the private hite ones charge you even when you are stuck in traffic.

    It's location, beds were clean and comfortable.

    Shower facilities were on the next floor up from our room. Decor very poor, chunks of wallpaper missing and small holes in the wall where something had been removed and they'd not bothered filling. T.V. not working due to 'lack of time' for changeover to digital! Breakfast was particularly disappointing with cheap/unedible sausages and staff not remembering order correctly. Staff were for the most part out of sight and when asked for directions appeared lacking in knowledge or inclination to find out the information needed. I would not stay here again as the only thing to recommend it is it's location and there are far better standard independent hostels accomodation available in Edinburgh.

    The room had en suite facilities, which I always like. The bed was brand new (I was told) and comfortable. The hotel is situated in a quiet street, well away from traffic noise. The breakfast was good. I personally like being able to come and go as I please - no reception rigmarole.

    There was no bedside table in my room, so my phone had to go on the floor - poor for any hotel. The TV reception was atrocious, and BBC2 disappeared altogether on day 3. In my opinion, if facilities are provided, they should work.
